When Michael's Commercial or another Broker lists a property or business opportunity for sale/lease, our fiduciary responsibility is always to the Seller/Landlord. This means we owe our allegiance and loyalty only to the Seller/Landlord throughout the whole transaction process.

When a typical purchaser/lessee asks, "How much will they really take?" or "Are they flexible?" Our answer is always, "They will take the List Price." Why, because our fiduciary responsibility is to the Seller/Landlord to get them the best deal.

However, don't get discouraged or give up because we can now represent you the purchaser/lessee with a Buyer/Tenant Representation Agreement. What does this mean for you the Buyer/Tenant? It means we can pledge our allegiance and loyalty to you; therefore, our fiduciary responsibility would be to you the Buyer/Tenant. It also means we can do a market assessment based on an analysis of the property or business to help you formulate an offering price.  We can even negotiate on your behalf to get you the best possible terms and price for your purchase/lease. With an agreement, Michael's Commercial can represent you the purchaser/lessee throughout the whole transaction process.

Finding Your Way Around The GPS Maze

The other day I read a post from an individual asking for a recommendation for purchasing a GPS System. I just came across an article written by Christopher Nieger for AOL Autos which may be of some help. He basically took a unit out of the box and started using it. He made a 1,200 mile trip up and down the East Coast and several smaller trips while testing several different units. Here are the units he reviewed:

The Strangest Secret

Long before the movie "The Secret" came out there was a gentleman who published a spoken recording called "The Strangest Secret". A Gold Record was won by Earl Nightingale in 1956 when he published the first ever spoken message to sell over one million copies. "The Strangest Secret" has left an impression on generations to follow and is just as up to date now as the day it was recorded.

Earl Nightingale died on March 28, 1989 and when Paul Harvey broke the news to the country on his radio program he said, "The sonorous voice of the nightingale was stilled." His good friend and commercial announcer, Steve King said, "Earl Nightingale never let a day go by that he didn't learn something new and, in turn, pass it on to others. It was his consuming passion." Earl Nightingale is remembered as one of the greatest philosophers of his time.

I was looking at Gail Robinson’s blog titled Create HDR Photos Using an Inexpensive Camera. Her photos were very impressive and seemed to capitalize on all of the details in the rooms. The first question that came to mind was, “How did she do that?” I did some research and found a couple of tutorials with step-by-step instructions for making better photos using High Dynamic Range photography. I thought they may be of interest to the AR community.

The Do Not Call Registry - Update

I've been receiving several unsolicited telephone calls lately so I went to the National Do Not Call Registry to update my telephone numbers since my five years are just about up. At the site there is a message stating, "Your registration will not expire." Here is the full statement:

"Your registration will not expire. The Federal Trade Commission will not drop any telephone numbers from the National Do Not Call Registry based on a five-year expiration period pending final Congressional or agency action on whether to make registration permanent. Read more about it at http://www.ftc.gov/opa/2007/10/dnctestimony.shtm."

Now I have to figure out why people are calling me all of a sudden.

My pre-licensing real estate students always ask me, "How can I get started in real estate?" My immediate response is, "Go with a company that has a good mentoring program." Work with an experienced mentor who can help you quickly get started in the business without you having to reinvent the wheel.

A good mentoring program will give the Sales Associate a running start to get off on the right foot in handling commercial properties. Commercial real estate is essentially the same as residential real estate when it comes to prospecting, listing properties and writing contracts; however, the similarity ends there. Commercial real estate requires the Sales Associate to have extensive knowledge in zoning, leasing, income producing properties, investments and many other specific areas.

The Mid Atlantic Real Estate Marketing Association (MAREMA) has an established mentoring program which helps residential agents and commercial agents who want to take their real estate career to the next level. MAREMA is a non-profit organization made up of commercial real estate brokers and agents from the Mid Atlantic Region who meet once a month for the sole purpose of networking. If you are new to the profession, the MAREMA Mentoring Program will give you the skills necessary to see a commercial transaction through from start to finish with confidence and the expertise needed to get the job done.
